Altaria Mixed Use Development, Lebanon, New Hampshire
           

The Altaria mixed use project concept applies smart growth principles to the 260,000 sf redevelopment of a 16-acre former tire warehouse site along Route 120 in Lebanon, New Hampshire.  Since the opening of the new Dartmouth Hitchcock Medical Center in 1991, the Route 120 corridor has emerged as the Upper Valley’s sprawling employment center.   Recognizing the need to move towards a more sustainable, less auto dependent development pattern, the Altaria master plan concentrates growth in an already developed area, thus enabling the conservation of over 220 acres of adjacent critical habitat and open space.  Furthermore, by organizing retail, housing and office uses in vertically mixed-use buildings around a network of tree-lined streets creates a transit and pedestrian friendly district encourages walking or biking to work and shop rather than only commuting by car.  Planned street and trail connections to the adjacent Centerra Business Park and DHMC will further enhance pedestrian and bike accessibility.  Future phases will include additional housing and high tech development sites within walking distance of the project center.  The project is in the final stages of permitting and expects to break ground in 2012.
